Condos, Floating Gardens Alternate in Wild Midtown Tower

305 East 44th Street

ODA's newly-unveiled design for a Midtown East tower will try something new (for the firm, at least): prioritizing personal gardens as an amenity, and not at ground level but throughout the height of the building. The tower coming to 303 East 44th Street is being developed by Triangle Assets and will contain six 16-foot-high gaps throughout the height of the facade that will serve as wrap-around green spaces, the Daily News reports. The 600-foot-tall building will be divided into one- and two-bedroom apartments on its lower floors, and have full-floor apartments from the 21st floor up. The United Nations-neighboring building will be crowned by a penthouse with a private rooftop garden. If looking at the structure's design wasn't a clue enough, the apartments will be expensive. Construction will start in September, with the building expected in late 2017.

Another garden-centric building will rise to the south on East 37th Street. Designed by Perkins+Will, 12 East 37th Street will rise 65 stories and have five open-air gardens that give way to the building's amenities. Unlike 303 East 44th Streets, they will not be personal gardens.
